Overview

This scheme provides an example where significant works have been carried out to adapt an existing building to modern, market facing office accommodation. Augustine’s Courtyard was constructed as speculative office accommodation in the late 80s in the Bristol warehouse style, with small,  irregular windows, low floor to soffits heights and a central heating system with boiler plant serving perimeter radiators.
The average suspended ceiling height was 2490mm with a 150mm services void. One of the key brief requirements was to install a comfort cooling system, which required an alternative solution to the standard, suspended single plane ceiling. 


A bespoke strategy was devised that removed the need for a suspended lay in ceiling, with the resultant office areas providing generous ceiling heights and exposed services set out on a cellular grid, that offers flexibility for multiple occupancy and cellular subdivision.


The design concept aimed to marry the boutique and industrial chic styles with a balance of textured fabrics and warm glow feature lighting.  The rejuvenated and re-branded building has a distinct identity and character, and the solution has generated interest amongst neighbouring building owners as an example of how to install comfort cooling in a building where headroom is restricted

The scheme has created accommodation that has a unique character in the marketplace as well as substantially increasing the letting and investment value of the property, with rental increases being due to the enhanced interior design of the landlord areas and high level of services specification.
The secure cycle storage and shower facilities are very desirable to tenants and their employees, which further reinforces the building’s sustainable location.
The design of the floor plates is flexible and allows the building to be multilet on a floor-by-floor and half floor basis, with the service design of one person to 8m2 providing further flexibility for building occupiers.
